Own a home in Wichita Falls, even if the bank said no

We sell homes we own in Wichita County to buyers who earn well but don't fit a bank's rules.

What's available in Texas

Owner financing (wrap-around)

You buy the home and get the deed at closing. The loan is arranged through a licensed Texas residential mortgage loan originator, who confirms the payment fits your income. A servicing company collects payments and keeps the records.

Rent-to-own on select homes

On some homes we own outright, a lease with an option to buy at a price agreed up front, under Texas rules: recorded, with yearly statements, and a deed when you buy.

In Texas most of our homes are sold with owner financing (a wrap-around loan): a written disclosure before you sign, a title company or attorney closing, and payments handled by a servicing company. Rent-to-own is available only on homes that have no loan against them.

Who this is for

  • Self-employed and business owners whose tax returns show less than they really earn
  • People paid in 1099, cash or tips
  • Buyers rebuilding credit after a bankruptcy, foreclosure or medical bills
  • New jobs and new businesses without a two-year history
Providence Home Partners (Providence LLC) sells homes it owns. We are not a bank, mortgage lender or broker. Where a home is sold with owner financing, the loan is arranged through a licensed residential mortgage loan originator where the law requires one, and every buyer must show they can afford the payment. Programs, terms and availability vary by home and by state, and no approval is promised. Rent-to-own (lease with an option to buy) is offered only where it fits state law. Please have your own attorney review any agreement before you sign.

Equal Housing Opportunity. We do business in accordance with the Fair Housing Act and do not discriminate on the basis of race, color, religion, sex, disability, familial status or national origin, or any other class protected by state or local law.
