Home / Home Buyers

Home buyers

Earn good money, but the bank said no?

No bank needed. We sell homes we own with owner financing, and rent-to-own where state law allows it. Self-employed? Bank statements welcome.

Who we help

Built for buyers banks don't know what to do with

Self-employed or business owner

Your business is doing well, but your tax returns show a small income after write-offs.

Paid in 1099, cash or tips

Real money comes in every month, but it doesn't fit a bank's paperwork.

Rebuilding credit

A past bankruptcy, foreclosure, medical bills or a thin credit file is holding you back.

New job or new business

You're earning well, but you don't have the two-year history a bank wants.

Paying rent every month

You already pay rent on time and you'd rather put that money toward a home you own.

Told "not yet" by a bank

Debt-to-income, a recent move or another rule stopped your loan.

How it works

Two ways to own

Owner financing. You buy the home and get the deed at closing. Instead of a bank, the loan comes from the seller, arranged through a licensed loan originator where the law requires one. You make monthly payments to a servicing company that keeps the records. Many buyers refinance with a bank later.

Rent-to-own (lease with an option to buy). You move in as a renter with the right to buy the home at a price agreed up front, often with part of what you pay counting toward the purchase. It's offered only where state law fits. See what's available in your state.

Every home, price and set of terms is different. We put everything in writing and we encourage you to have your own attorney review it.

The steps

From first call to moving in

  1. Tell us about you

A short form: where you want to live, what you need in a home, and how you earn your income.

  2. We talk it through

We go over your income, savings and credit with you, honestly, and tell you which program could fit and what you'd need to have ready.

  3. Show your income

Usually bank statements and proof of steady income. The loan originator (or, for rent-to-own, we) confirm that the payment fits your budget.

  4. Pick a home

We match you with homes we have or are buying in your area, and you see them in person.

  5. Close and move in

A licensed title company handles the closing. Your payments go to a servicing company that keeps the records.

Questions buyers ask

Do you check credit?

We look at the whole picture: your income, your bank deposits, your rent history, your down payment and your credit. A low score doesn't rule you out by itself. If a credit report is pulled, we'll ask your permission first.

I'm self-employed. How do I show my income?

Usually with bank statements showing your deposits over the last several months, plus anything else that shows steady income. The goal is simple: show that you can comfortably afford the home.

Do I need a down payment?

Yes. Every home needs some money down, and the amount depends on the home and the program. We'll go over it with you before you look at anything.

What's the difference between owner financing and rent-to-own?

With owner financing, you buy the home at closing and get the deed, and you make monthly payments on the loan instead of paying a bank. With rent-to-own (a lease with an option to buy), you rent the home for a set time with the right to buy it at an agreed price, and part of what you pay may count toward the purchase. Which one is available depends on the home and your state.

Can I refinance with a bank later?

Many buyers plan to. After a period of on-time payments and stronger credit, you may qualify for a regular mortgage and pay off the owner financing. Ask your loan officer what you'd need.

Who handles the paperwork?

A licensed title company closes every sale. Where the law requires it, a licensed residential mortgage loan originator handles the loan, and a servicing company collects payments and keeps the records.

Is my information private?

Yes. We never sell your information. See our Privacy Policy.

Providence Home Partners (Providence LLC) sells homes it owns. We are not a bank, mortgage lender or broker. Where a home is sold with owner financing, the loan is arranged through a licensed residential mortgage loan originator where the law requires one, and every buyer must show they can afford the payment. Programs, terms and availability vary by home and by state, and no approval is promised. Rent-to-own (lease with an option to buy) is offered only where it fits state law. Please have your own attorney review any agreement before you sign.

Equal Housing Opportunity. We do business in accordance with the Fair Housing Act and do not discriminate on the basis of race, color, religion, sex, disability, familial status or national origin, or any other class protected by state or local law.

Tell us what you need in a home.

It takes about three minutes and there's no cost. We'll call you to talk through your options.
