Why "on terms" can work when a normal sale can't
A traditional sale only works if the price covers what you owe plus agent commissions and closing costs, often 8–10% of the price. With little or no equity, that math leaves you bringing money to closing, or unable to sell at all.
Buying on terms changes the math. In many cases we take over responsibility for your existing mortgage payments (called buying "subject-to" the existing loan), bring the loan current if it's behind, and pay you an agreed amount for your equity or moving costs. The loan stays in place and we make the payments going forward.
