No surprises. Here's exactly what happens from your first call to closing day.
1. You reach out
Fill out our short form or call (469) 649-8263. We'll ask about the house, what you owe, whether you're behind, and what you need.
2. We look at the numbers together
We review your mortgage statement, the home's condition and local values. Then we tell you honestly which options make sense, including ones that don't involve us.
3. You receive a written offer
Depending on your situation, it could be a cash offer, an offer to take over your existing payments ("subject-to"), an offer where you finance part of the price (seller financing), or a mix. Everything is spelled out: price, what we pay you, who pays what and when.
4. You take your time and get advice
We encourage you to have a real estate attorney review the agreement. If you're behind on payments, a free HUD-approved housing counselor can also walk through your options with you.
5. Closing with a title company
A licensed title or escrow company handles the paperwork and money. If your loan is behind, the past-due amount is typically paid at closing. You receive any agreed cash at closing.
6. After closing
When we take over payments, we set up the payments so you can see they're made, and we insure the property. We'll give you a way to check the loan status whenever you want.

Best when there's equity and the house needs work. Fast and simple, but usually a lower price.
Subject-to (take over payments)
Best when you owe close to what the house is worth. Your loan stays in place and we make the payments. Learn the pros and cons.
Seller financing
Best when you own the house free and clear or have a lot of equity. You receive monthly payments, often at a higher total price.
