Are you real estate agents?

No. We are real estate investors who buy houses ourselves. We don't list houses for sale and we don't charge commissions.

What does buying "subject-to" mean?

It means we buy your house and take over making the payments on your existing mortgage, while the loan itself stays in your name. It can let you sell when you have little or no equity. Read the full explanation, including the risks.

If the loan stays in my name, what are the risks?

Two main ones. First, your credit depends on the payments being made, so it matters who you sell to and how payments are tracked. We set up payments so you can verify them. Second, most mortgages have a "due-on-sale" clause that lets the lender require the full balance to be paid when the property is transferred. Lenders don't often use it when payments are current, but they can, and we will explain in writing what happens if they do. Please have an attorney review any subject-to agreement.

Can you stop my foreclosure?

We can't promise that. If we agree on a purchase and it closes before the sale date, the past-due amount is usually paid at closing. But timing, lender rules and state law all matter. If you're facing foreclosure, please also speak with a real estate attorney and a free HUD-approved housing counselor right away.

Do you charge any fees?

No. We never charge homeowners upfront fees of any kind. Be cautious of anyone who asks for money upfront to "save" your home.

Who pays closing costs?

In most of our purchases we pay the normal closing costs. Your written offer will spell out exactly who pays what.

How fast can you close?

It depends on the title company, the loan and your situation. Many purchases can close in two to four weeks, and we can move faster or slower to fit your timeline.

Do I need to make repairs or clean the house?

No. We buy houses as-is.

Where do you buy?

We're based in Texas and buy single-family homes nationwide. Some purchase types aren't available in every state because of local laws.
