Own a home in St. Louis, even if the bank said no

We sell homes we own in St. Louis City and County to buyers who earn well but don't fit a bank's rules.

What's available in Missouri

Owner financing

You buy the home and get the deed at closing. The seller finances it instead of a bank, through a licensed loan originator, and a servicing company collects your payments and keeps the records.

Rent-to-own

A lease with an option to buy the home at a price agreed up front. Part of what you pay may count toward the purchase. The terms are in writing before you move in.

Programs depend on the home and on state law. Every agreement is in writing and closes with a licensed title company.

Who this is for

  • Self-employed and business owners whose tax returns show less than they really earn
  • People paid in 1099, cash or tips
  • Buyers rebuilding credit after a bankruptcy, foreclosure or medical bills
  • New jobs and new businesses without a two-year history
Providence Home Partners (Providence LLC) sells homes it owns. We are not a bank, mortgage lender or broker. Where a home is sold with owner financing, the loan is arranged through a licensed residential mortgage loan originator where the law requires one, and every buyer must show they can afford the payment. Programs, terms and availability vary by home and by state, and no approval is promised. Rent-to-own (lease with an option to buy) is offered only where it fits state law. Please have your own attorney review any agreement before you sign.

Equal Housing Opportunity. We do business in accordance with the Fair Housing Act and do not discriminate on the basis of race, color, religion, sex, disability, familial status or national origin, or any other class protected by state or local law.
